When is the right time of year to wash a house in Charlotte?

Late April onward, for one very local reason: pine pollen. The yellow dust peaks from the last week of March into the first half of April and fades by mid-to-late April, so washing a house while it is still falling means paying to have it done twice. Concrete is different — a driveway can be surface-cleaned any month of the year. Most homes in this metro want a house wash every 12 to 18 months, and in pine-heavy neighborhoods gutters want clearing twice a year rather than once.

Why is my driveway stained orange instead of just dirty?

That is iron oxide out of Cecil clay — the Piedmont red clay that is North Carolina's official state soil and covers something like 1.6 million acres of the state. Rain carries it off a bare patch of yard, a flower bed, or a nearby build site onto your concrete, and it settles into the pores. Pressure alone will lighten the slab around the stain and leave the stain, which is why a clay-and-rust treatment goes on first and the surface cleaner second. We quote that as part of the driveway, not as an add-on you discover on the invoice.

The back of my house greens up again months before the front. Is that normal here?

Normal, and it is the shade rather than anything wrong with the wall. Charlotte's tree canopy covers somewhere in the mid-40s percent of the city's land area depending on which assessment you read, and a north or east elevation under mature trees can stay damp for hours after the sun has dried the front. Damp plus Charlotte humidity — peaking near 74% in August — is all the algae needs. We soft wash the whole envelope, and we will tell you plainly if the shaded elevations are on a shorter clock than the rest of the house.

How much does pressure washing cost?

It depends on square footage, surface, and condition — which is why we quote flat rather than publishing a price list that would be wrong for your property. We'd rather give you an accurate price than a cheap-looking one that changes on the day.

Will pressure washing damage my siding or roof?

It absolutely can — which is why we don't pressure wash either of them. Siding and roofs get soft washed under 500 PSI, where a cleaning solution does the work and the water only rinses. High pressure on siding forces water behind lap joints and past window seals; on a shingle roof it sweeps off the ceramic granules that give the shingle its UV protection, and most manufacturers void the warranty for it. High pressure is for concrete.

How often should I have my house washed?

In the Charlotte metro, most homes want a house wash every 12 to 18 months and a driveway once a year. Shade is the variable that matters most: a north-facing wall under mature tree canopy stays damp after rain and grows algae far faster than a wall in full sun, so heavily shaded neighborhoods often need it annually. Pine-heavy properties usually want gutters cleared twice a year rather than once.

Do you need to use my water and power?

We use your outdoor spigot — a standard hose connection is plenty, and it costs a few dollars of water for a typical job. We bring our own power. If your spigot is broken, has low flow, or you're on a well with limited recovery, tell us in advance and we'll plan for it rather than discovering it in your driveway.
